If you are thinking about a new home on land in Hillsboro or anywhere in Highland County, one of the first things you want is a real price. Family First Home Sales in Batavia posts price ranges on its website for the homes it sells, so you can line up floor plans and compare them before you visit. This post walks through a range of those listed prices, from compact starter homes to large family plans, and shows how they compare per square foot.
Every price below is the range shown on the Family First Home Sales website today. Most of these homes are from Ritz-Craft, whose plants the Manufactured Housing Institute's national plant list places in Jones, Michigan and Mifflinburg, Pennsylvania. The N600 is from Skyline's Millcreek line. Prices can change, and the website does not spell out what each range covers, so confirm the current price and what is included with the office before you budget.
Malvern (Ritz-Craft Homestead series): $90K – $100K. A 2-bedroom, 1-bath home with 1,057 square feet in a 27'4" x 41'4" footprint. That works out to roughly $85 to $95 per square foot. It is the lowest-priced home in this comparison, a good fit for downsizing or a smaller lot. See the Malvern
N600 (Skyline Millcreek): $98K – $108K. 3 bedrooms, 2 baths and 1,493 square feet in a 28'6" x 56' footprint, or about $66 to $72 per square foot. For about $8K more than the Malvern at the low end, you get an extra bedroom, an extra bath and roughly 436 more square feet. Its listed standard features include 2x6 exterior walls, R-19 wall and R-49 ceiling insulation, a 200-amp main panel and a 60-inch walk-in shower in the primary bath. See the N600
Augusta (Ritz-Craft American Dream Collection): $145K – $161K. 3 bedrooms, 2.5 baths and 2,766 square feet, 30' x 56'. At roughly $52 to $58 per square foot, it has the lowest cost per foot in this comparison.
Mattydale II: $151K – $167K. 3 bedrooms, 2.5 baths and 2,681 square feet, 30' x 62', about $56 to $62 per square foot. See the Mattydale II
Merrimack: $154K – $170K. 3 bedrooms, 2.5 baths and 2,429 square feet, 38' x 56', about $63 to $70 per square foot. See the Merrimack
Forest Brook: $171K – $189K. 3 bedrooms, 2.5 baths and 2,441 square feet, 42'4" x 54', about $70 to $77 per square foot.
Aquarius Ranch (Ritz-Craft Modern Living series): $191K – $211K. 3 bedrooms, 2 baths and 1,820 square feet, 38' x 56'. That is about $105 to $116 per square foot, higher than the larger homes above. You are paying for a different design rather than more space, so compare it against the other plans on the features that matter to you.
Farmville III: $266K – $294K. The largest home here, with 5 bedrooms, 4 baths and 3,066 square feet, 40' x 54', about $87 to $96 per square foot. See the Farmville III
Price per square foot is handy for comparing one plan with another, but it is not the whole story. In this list, the larger homes generally cost less per foot, while a compact or design-forward home can cost more per foot while still being the lower total price. Look at the total, the number of bedrooms and baths you actually need, and how the layout fits your land.
Remember that these are the home's listed price ranges. A total budget for land in Highland County may also include delivery, setup, a foundation, utility connections, site work, permits and any options you choose. Ask Family First Home Sales which of those items a given price covers, and get the full estimate in writing.
If you are considering a HUD-code manufactured home, it helps to know that in Ohio, installation is regulated at the state level. A March 2020 advisory from the Ohio Department of Commerce says the placement of manufactured homes, "including their foundations and support systems," falls under the Division of Industrial Compliance's installation requirements, not certified local building departments. You can read the Ohio advisory statement. For a modular home, ask the office and your local officials which permits apply to your site.
You can explore homes online through the 3D tours, browse the full catalog, or check the financing page. Family First Home Sales' Batavia Sales Center is at 179 E Main St, Batavia, OH 45103. Hillsboro-area buyers can send the team a message or call (513) 252-1803 to ask about current pricing on any of these homes.
